- No heat or A/C in extreme weather conditions, clogged toilet (if only one toilet) and water damaging leaks
Renting an Apartment
What paperwork/documentation do you require to submit an application?
All applicants must provide the following documents and information with their application*:
- Photo ID
- Two month’s of recent pay stubs Social Security Card
*Speak with your leasing agent for alternative acceptable documents
What are the financial requirements for renting an apartment?
- Currently we ask that your income is equal or greater than at least 1 month’s rent. Applicants who make less than this amount may be required to provide a cosigner.
How long does it take to get approved?
- You can expect an application decision within 2 business days. If you are in need of faster processing time, please call the leasing office!
What monies are due and when?
- Holding Deposit: $250 – Once received, the apartment is taken off the market
- Move-in Payments: Varies – You may exchange these certified checks or money orders for your keys at move in. Personal checks are NOT accepted for move-in payments
- Rent payments are due on the first of each month. Although considered late on the 2nd, we know life happens, so there is a 5 day grace period before a late fee is assessed.
- Yes, credit card payments can be made via your online tenant portal. Here you may set up recurring payments, or make a one time payment.
- Rent payments can be made at the Leasing Office.
- We do accept personal checks for rent payments 30 days after your move-in date, however there is a $10 processing fee for each paper check. Payments made online do not incur check processing fees although some credit card carriers charge an additional fee for this service.
- Payments can be made via the following methods:

- Yes, for an additional monthly fee. Some restrictions apply.
- The only utility you would have to set up is BGE which you can call 1*800*685*0123 or set up online by going to bge.com.
- We have on street parking and additional parking lots behind the apartment buildings and townhomes.
- No, but if you would like to be present you will have to schedule the inspection with management between the hours of 10 am and 4 pm, Monday through Friday.
- You can bring the keys to the leasing office, at that time we will verify your forwarding address.
- Upon vacating, please return your keys to the leasing office. Keys that are not returned will be subject to fees.
- Security deposits will be returned within 45 days, although you will receive a statement of charges within 30 days of receipt of keys, provided a forwarding address is provided.
- Maintenance requests can be made through the online tenant portal or by calling the leasing office at 410-288-1400 and following the prompts to reach the Maintenance Department.
